Your rental of the Anna Maria Lifestyles Condo is subject to the following terms and policies:

Unit Capacity
This condo sleeps a maximum of 6 people. Overcrowding of the unit will result in a forfeiture of deposit.
Minimum Booking Period
The minimum booking period depends on the time of year:
- Season (February–August) and Holiday Weeks:
- 7-day minimum.
- Off-Season (September–January):
- Stays between 3 and 6 days are permitted.
- Last-Minute Availability:
- 3-day minimum for stays within the next 30 days.
Any exceptions must be confirmed with the owner. Please contact us to discuss your vacation needs.
Check-In & Check-Out
Most rentals are from Saturday to Saturday. Please discuss exceptions with us when you book your stay.
- Check-In Time: 3:00 P.M.
- Check-Out Time: 10:00 A.M. (No Exceptions)
Rental Payments
A deposit of 25% is due when making your reservation. The balance of the rental amount, plus taxes, is due 30 days prior to occupancy for weekly rentals, and 90 days prior to occupancy for monthly rentals.
Visa and Mastercard are accepted. We also accept personal checks, money orders, or cashiers checks.
Property Management Fees
In addition to rental amounts, all renters are charged an application fee of $50 USD and a cleaning fee of $105 USD.
Other fees may apply. Please check with our Property Management company when you confirm your reservation for a complete breakdown of all charges.
Security Deposit
In order to secure your reservation, a security deposit of $1000 USD is required. You can discuss the options available to you with our Property Management company when you make your reservation. Please ask about our Security Deposit Waiver program when you call.
Your security deposit will be refunded if there is no damage to the rental unit after satisfactory inspection upon your departure. On the other hand, you are responsible for paying in full the cost of any damage or excessive cleaning charges. You will be notified in writing prior to any repair charges or excess cleaning fees being deducted from your security deposit or charged to your credit card.
Taxes
All rentals less than 6 months are subject to a 6.5% Florida Sales Tax and a 4% Manatee County Tourist Tax.
Phone Calls
Free local and U.S. long distance phone calls are included in your rental.
Smoking
There is no smoking inside the unit. Smoking is only permitted outside or on the veranda.
Pets
Sorry. No pets allowed.
Cancellations
If you cancel your reservation 90 days or more prior to your intended stay, any deposit or rental amount is refunded subject to a $100 re-booking fee. If you cancel any or all of your reservation within 90 days of your intended stay, deposits and rental amounts are non-refundable, unless your entire rental period is re-booked.
We do not make refunds for early departures.
